Repair or replace? The honest answer depends on the flashings
Most roofs we are asked to replace could be repaired, and a few we are asked to repair really cannot be.
The roofing itself is rarely the thing that has failed.
What fails is the detail: valleys, ridges, the flashing where the roof meets a wall or a penetration. If the sheets or tiles are sound and the failures are all at those junctions, that is a repair, and anyone quoting you a full reroof off a photo has not looked.
The opposite case is a roof that is still watertight but has had its fixings replaced twice. Once the fixing holes stop holding, you are buying a repair every winter, and a reroof is cheaper across five years.
