Full reroof, 1970s Papamoa bungalow

Concrete tile off, long-run steel on, and a purlin run replaced once we could see it properly.
The tiles had been leaking at the valleys for two winters and the owners had already paid twice to have them patched.
We stripped the roof back to the framing, which is where we found two purlins that had gone soft under the worst valley. That was quoted as a variation and approved before we carried on, rather than absorbed quietly and argued about later.
Relaid in long-run steel with new valleys, new flashings and new spouting. Weather-tight in four working days.
