Recladding and reroof, Otumoetai villa

This one came to us with a building report and a leaky-home history, so it started with our own inspection rather than a price. Cladding came off, the framing was assessed and treated where it needed it, and a cavity system went back on with the roof replaced at the same time. Doing both together meant one scaffold and one set of flashings that actually meet properly, which is the part that leaks when the two jobs are done years apart.
